As part of the agreement CSEC has the options to acquire 4 commercial development parcels around the project and the right of first offer on prospective development opportunities on the lands currently housing the Victoria Park Bus Maintenance Facility.
The four parcels are actually indicated on the district renders that were provided. Two are west of the arena along Stampede Trail, one is south adjacent to the Stampede Headquarters building and the last one is the tower on the NE corner of the arena

I mean come on - we can't even negotiate a more reasonable index their contribution to cover the costs? Do operating costs, insurance and other items only rise by 1% a year?

Will have to look at the deal when announced but you’re mixing the head lease payment (which normally transfers responsibility for operations, insurance and maintenance) with a basic lease. Any easy distinction to not make given the low information environment.

how... how is this possible...

According to the herald the attached parking will actually be closer to 40 million. The rest of that 200+ is towards parking-related things like road upgrades, demolition of the Saddledome (and assumed conversion to surface parking).

It's weird that this new site plan doesn't show the site of the current Stampede Headquarters being turned into an extension of the plaza, as all other plans have shown… also odd is not including the possibility of a mixed use building on the western 1/3 of the block currently occupied by the Saddledome. Like, that would complete Stampede Trail, and make it feel urban up to and past the arena. Don't make no sense.

I'm not sure what the obsession is to make the north side of stampede park a grid.

Or even the Rivers district a grid... If you're building a 6th St. underpass that then goes into dead-end streets north of 9th Ave and south of 12 Ave, why not angle 6th St. south of 11th Ave to go right into 5A St. and have that be the primary north exit from the grounds? Then angle it again from 14th Ave to the Street that runs north/south alongside the old parkade. This would not only allow you make Stampede Trail a pedestrian only street on big event days but would give drivers direct connections out of the grounds to the north, and it would give you some interesting road design forcing developers to build some interesting buildings.
