I voted for BMO Hotel. Not that I’m expecting a hotel to go up there, but if an architectural firm has created a concept proposal for that site then you have to think there’s something going on there.
I also wonder if this is for Eau Claire. I’ve heard there is large proposal coming there. It’s the type of development that Allies and Morrison would work on.

Thanks for reminding me about Eau Claire. There was some activity with one of the big parcels not long ago. Maybe it’s related to that?

Edit: I decided to put in the effort and look into it. Quick refresher, Quadreal is looking to build 8 condo towers on those two empty parcels. If this is the Allies Morrison project, then sign me up 😍

There is a parcel in EV that has had some activity on it. Not sure if it's even active or not. There's some info on it in the East Village Courtyard thread from Sept 2024. There's also a DP from 2023, with Gibbs Gage as the architect, but they could be just the local architect, doing the land use/DP....

Generally speaking, because this scenario is going to start coming into play....would you rather see more development in Rivers or EV? I kind of marked in blue the mostly likely land options over the next 5 years for "larger scale" development". I feel any railside or bus barn development is atleast 5-10 years away from being an option. (demo, green line, ect)

I lean Rivers. You can sink as much money as you want into new EV developments and infrastructure, but until the homeless/drug issue is resolved (or atleast goes back to something we had even 10 years ago) it will never reach its potential. Not that Rivers is immune... but the further you are from the DIC, the better chance of success.

Would agree with this. There is nothing blatantly working against Rivers. The reality with EV is the DIC is a direct and obvious deterrent
 
I'm inclined to go with East Village, for the reason Beltline had mentioned, in that it's feels half done, and it would be nice to finish it. If I thought the rivers would fully get built out without experiencing the same issues as EV, bit I'm not confident it would. I would rather one one of them fully built out rather than two half built areas. Just my two cents.
