I would rather one one of them fully built out rather than two half built areas.
I agree. I think that the Rivers will happen no matter what, especially after the new arena, Green Line station, and 6 St underpass are done, and the bus garage is knocked down. But EV needs a push.
 
Unfortunately the push that EV really needs goes beyond the development realm. But if that's ever accomplished in any meaningful way, the problem of it being unfinished will take care of itself lickety-split.
Until then, expect any progress to be slow, and enthusiasm to be lukewarm. The benefit to risk ratio is just poor for any developer. Why invest millions into EV when you can go into University District, Bridgeland, Beltline and accomplish the same thing without the added risk?
 
I'm inclined to go with East Village, for the reason Beltline had mentioned, in that it's feels half done, and it would be nice to finish it. If I thought the rivers would fully get built out without experiencing the same issues as EV, bit I'm not confident it would. I would rather one one of them fully built out rather than two half built areas. Just my two cents.
I guess the only counterpoint would be, if there was interest in the remaining EV land, what's stopping anybody? Other than the obvious
 
I think it was very briefly mentioned earlier, but I think First Canadian Centre could be a possibility. It was about a year ago that the new owners took over and specifically mentioned that they would be interested in doing residential (or mixed use) for the second tower that already has a foundation. Originally planned as 64 floors of office, we could be looking at something over 70 floors and potentially even taller than Stampede Station.

I don't have any information on if that's what it is, but that would be my preference. A new tallest and 500+ residential units from a top notch architectural firm. pretty much at centre ice in the core.

Exactly. I also like that the new owners mentioned mixed use.

As long as we are dreaming, how about a Four Seasons or Ritz Carlton Hotel with a bunch of residential above. Hotels seem to be all the rage (at least for Truman), so why not?

The same could be said for the Rivers though No interest there either. It’s further from the DIC, but also further from the river and closer to the train tracks.
 
Whatever it is, if it's designed by Allies and Morrison, it'll be a treat. I'd be happy, with any of Eau Claire, EV, or on that corner lot by the BMO centre.
 
I’d like to see east village be the location for the Allies Morris designed proposal. With Vibe rumored to be the next proposal to go, a large EV development to go either it would really fill out the neighborhood.
 
5 parcels (in blue) have active DPs, one looking like it's going ahead soon, and 4 others that have a reasonable chance of getting built. If the largest parcel in green was to get developed, EV would be at a point where, it would be developed enough that we could consider it evolved and move on.
