General Construction Updates

Does anyone know what has happened with New Urban Developments? Are they just dead in the water at this point and selling off their assets? Looking at the map of their land holdings from 2013 here: http://www.newurbanconsulting.com/uploads/AdminUploads/NewUrban_ProjectsAndLandHoldings_2013.pdf

The Curtis Block has been sold to WAM, the Renaissance ClubSport is in the process of being sold, Victoria Crossing was sold to Lamb Developments (Orchard). I seem to recall the Dominion Bridge project hitting the wall a few years back and it doesn't look like anything has progressed since then.
Seems like they've kind of fizzled out. I was disappointed the Club Sport didn't get built, that would have been great.

Yup, and they'll be launching Vibe this summer or fall :) Verve is over 90% sold.

Yeah :) Vibe will be 10 storeys tall, so not a huge building, but I'm really glad it will be more human scale.

I'm with you on that. It's to have a few lower scale buildings in EV. I'd like to see the same in Vic Park.

One of the things that appeals to me about INK is that it's not a podium taking up a whole block or half a block, it's a smaller scale building in between two different types of buildings.

Yeah man that's what I like about INK too. I also like its height and scale. I also really like the scale of N3 and the Hilton block. It's more human scale than a point tower. From the sounds of it, the 4 towers of East Village Courtyard (block directly south of Evolution) has some potential for good scale as well, like 15-ish storeys.

Speaking of human scale in the EV, was talking with the EV Experience Centre guys yesterday and they confirmed what we've already heard, M2 block will start construction within the year.

Yeah, I like N3 and Hilton for the same reason. Two separate buildings of medium scale. I would love to see two similar type of buildings on the opposite side of the street. It would give 4th street a nice feel.

Great news about M2

Low rise buildings, yes please. Great minds think alike. I mentioned this a minute a go in the Verve thread :)

Speaking of low rise buildings, what do you guys think of Edmonton's ICE district? When I first saw the plans I thought it was great, but now I'm having second thoughts. I'm not sure it'll make a great public space with all that glass and steel looming over everything.

I'm not impressed by the ICE District's urban form at all. It's very generic. I'm not liking the architecture or the exterior finishes so far either. The arena design will date very quickly. The cladding is disappointing. The slightly curved lines on the first office towers makes it appears pregnant. The cladding is also disappointing. Kelly Ramsey (?) office tower is so much better in every way. It's also is more representative of infill developments happening in the East Village.

Tell us how you real feel lol.

I guess I'm not the only who feels this way. I agree with you and Bkah, I don't like the urban form of the Ice district at all. I like the arena for the most part, but it is very 'now'. How it stands the test of time is another question. I'm pretty sure the Ice district will be a disappointment, not necessarily a fail, but it won't live up to the expectations of the folks up north.

Couple of interesting land use applications are in at the City.
Truman Homes appear to be in with their "West District" neighbourhood. This is their grand plans for most of the undeveloped land in West Springs:

And it looks like Great Gulf is moving on their YWCA site, with a land use application to remove the Direct Control district and replace it with a stock commercial-residential downtown district:

I hope Great Gulf keeps the same design as they had on the original DP. YWCA has submitted a permit of their own for this parcel in Inglewood.

They are looking to building a 5 storey 100 unit building on the parcel.
