General Construction Updates

Not sure what is planned for the lot on the NW corner of 17ave and 5st SW. They put up concrete barriers and plywood hording around the site. Anyone know what is supposed to go there?

We had seen some renderings a while ago, but looks like the project has been updated, as a new DP went in last month, and now includes the Waves Coffee House building, as before the project did not:

That building was fully demolished months ago.


Oh you meant that gross apartment building next door has been included! That is pretty awesome :)

Items of interesting:
5.02 (page 21/233): Redesignation of 5 homes in Glendale to allow M-C2. This is interesting, as it is a very old style, suburban single family neighbourhood, butting up against 17th Ave SW near Sarcee. However, it is very close to the 45th Street SW LRT station. This station never seemed one that would be conducive to a good TOD, however it is good to see intensification being pursued. Strong opposition from the community, and I understand why for a lot of it for sure.

5.07 (page 163/233): The DP on 2nd Ave in Kensington (just to the east of Ven cafe). DP drawings start on page 179.
 
Haven't been down there for a while, and I think I got a bit confused as to the location of Waves. The permit expansion now seems to include the old brick apartment next to it, not the sloped one beside that though:

That one with the sloped front has some really cool lofts in it, would be very expensive to buy out! It is almost too bad though, that building has a brutal street presence.
 
That's sort of unfortunate in a way. The narrow proportion of the original property made for a slim massing and a one storefront on 17th leaving way for variety in development along the block. Now we're probably going to see a larger scale development with bland unified storefronts.

I like how we are getting 165 affordable housing units but what worries me is the transfer of these multiple land sites to build them on, just the downtown location could hold 165 units or even more. I think many of the spaces are going to be poorly utilized. Why could they not just build the 165 on one piece of land instead of 6 and waste so much future potential?
 
That sloped apartment building has a bad street presence, but is an interesting building. Glad to see it’s not part of the proposal.

Yeah, I prefer the original plan with the slim profile building. Even though that brick apartment building isn’t nice, I like the diversity of a group of small buildings on the block.
