The Hat Elbow River | 177.99m | 56s | Cidex Group | NORR

IMHO I think this is a great project. It’s a couple blocks from the proposed Truman project. Also not that far from the stampede entrance and CTrain station. Podium isn’t great but parking probably has to be above ground when your that close to the river. I say build it!

In my opinion, best to build something then that requires fewer than 8 floors of above ground parking.

It's not one tower. It's three close together. It doesn't soar. It creates a wall. It's not a fancy corporate office. It's housing in spandrel glass on a garage that will take some 20 minutes to exit. It won't be the pinnacle of living.

Doubt they will move on this within a year. The recent immigration change is bad news for rental developers. Rents are dropping and no sight of when that may stop. High rise is very tough to make sense of

International immigration will slow down a bit, the city will still grow by numbers that would be considered boom numbers in past years- especially due to interprovincial migration from BC and Ontario.

Q1 numbers for immigration will be interesting. Can't compare to the last couple years but if we compare to normal boom years then we can get a better idea of if our population growth is continuing on a similar trend.

If that’s what it takes to avoid this being built then it’s all good news.
