With how sensitive the issue of the arena is, at least they are hauling ass on it. We've been putting up a good track record of completing these things on time and on budget so far, and I think we will eventually be grateful for all the investment concentrated into Stampede Park once it's all said and done. Having a central events location that is much better integrated into the neighbourhoods around it, and is much more pleasant to exist on-foot around.

The impact of CMLC should be a lot more visible when it's not so constrained into one area. Capital's gotta flow somewhere, once there are no more big empty lots to fill up around here, it'll be onward to East Village, Beltline, various TOD sites.

Outside of the new truman trio hotels, and the rumours of the site on Macleod and 12th, there are no proposals for the area around the new arena or plans for the saddledome land. Granted the Stampede has engaged Populous to create another master plan... not sure when we'll get the details on that though. And once the new bus barn is completed off Blackfoot the bus barn will be another empty lot. I worry the ease of parking revenues and a shrinking national population might affect the momentum of development in the immediate area.

I guess what I'm saying is we're a decade and a half (2040?) from seeing the fruits of the arena seed an actual measured change in the neighbourhood. By then, we'll have some kind of Grand Central, a Green Line, fewer parking lots but I do still think there will be some, it is just too easy to throw down some gravel and take in income on a parking lot you don't pay much property tax on.

On a positive note, the high-quality streetscape around the arena will be great and I do have hope for the next phase of Stampede Park. I'm just not optimistic about the timeline of developing the available land around the public infrastructure.

Yah, even in an optimistic scenario with a good economy and steady but rational immigration...the Rivers is going to take 20+ years to fill out. When including the Saddledome and bus barn sites, it's going to take 16-20 individual projects to fill in the lands east of 4th...let alone if you extend the area to 1st st. We are 18 years since CMLC was created, and EV is probably only 60% completed. This all takes time for a city of 1.4M

the Eau Claire remediation was done in the 70s. 20yrs is prob v optimistic.

Meh, the bus barns with still in that area in mid/late 80's, so it wasnt until those left that redevelopment occured . With horrible design, they put a lot of faith in the Market driving a presence in that area (grocery/restaurants/entertainment)...it obviously didn't, and thus that area of downtown really suffers with foot traffic. We are now back at square one with the Market, along with those long vacant lots between 4th and 6th.

Rivers has more going for it than Eau Claire of EV imo. Exisiting foot traffic with proper infrastructure and connections creates a significantly better investment climate.
