Great news if this is going ahead. Bad news if it's going to site as a vacant lot.

Mission Road has a bit of traction with the Co-op land and this if that is the case. I looked at the land assembly on the north side of Mission Road that was available (maybe still is), but it the site kind of sucks. with the slope of the site and the prescriptive DC zoning only allowing ~5 stories, you basically have one side of your building have views of a retaining wall. This might've been one of those instances where the sites might've been more appealing if the zoning allowed for greater height because then you could at least get some views for the units. This site is listed on the Ontario investors page, so we'll see if it gains traction in pre-sales.

Essentially the units facing into the hill will have a view of the retaining wall - technically it's going to be a courtyard but it's still a wall

I was looking at the lots on the north side of this site, but both sides have the same problem really. Lots of grade to work with on the back side of the sites along Mission Road

Couldn't you do something like The Mountain in Copenhagen on a lot like that? Work it into the hill? A mini version of course...

A land use redesignation for this site is going to CPC next week:
Report, Background, Applicant Submission, CA support letter

From report, applicant submisson and CA letter, this designation is not meant to change the building design, but rather allow them to put office on the main floor, as opposed to retail. In their Applicant Submission, it states that retail is likely to be unsuccessful in this location, so Carlisle group wants to change it to office to allow them to use it as their company HQ.

I'm going to go out on a limb and say this looks to be going ahead. It's unlikely they'd spend money grading a hillside parcel if it was going to sit empty.
