Well, this one goes to CPC next week (pretty quick turnaround for a tower, kudos to CPAG). The name is now Hat 14th Street, not 10th Ave.

Wow this is already looking better than all the other Hat projects by Cidex. The tower isn't anything close to spectacular but it isn't offensive either, plus the podium looks solid, but at the end of the day it'll come down to the quality of materials which has always been the issue with Cidex developments. A great density boost regardless.
 
Thanks for posting! I'm gonna scan through the documents and get some higher rez versions so we can see the details.
 
The tower is a solid 7.

I do see a discrepancy between the renderings and the plans. The north, south and east facades have more spandrel than the rendering shows. On the plans and elevations the portion behind the kitchens of those units show full wall spandrel like Hat EV.

I’ll hold my breath until execution of the trees on all sides, planting, benches, bike racks, and sidewalk treatment actually comes to fruition.

14th Street would rank as one of the last streets I would opt to live along anywhere within the inner-city. Change starts with a project and builds from there, but the inhospitable pedestrian environment that is currently 14th would discourage me from living in this one.
 
It's a hodge podge of architectural features and the height makes it a prominent landmark. This is a 6 out of 10. Ideally, this would be half as tall. It's okay as infill and increases the potential of spreading absorption around to other sites. It will also take forever to build out the many transitional properties across the inner city at 28 floors and higher.
 
I think this is a waste of time. Sure this would help to revamp the area, but I would rather see new towers go up on underused lots in the downtown. Need to focus on filling in and finishing up areas like the East Village and Beltline.
Not sure I get why the downtown core should take precedence over the Beltline, this stretch of 14th is a dead zone and needs love more than anywhere north of the tracks.
