Out of curiosity, what would’ve happened if it was 7 to 7 instead of 8 to 6? I’m asking only because if it wasn’t for fuckwad Chu being a councillor when he shouldn’t be the, the vote, likely would’ve been 7 to 7.

You need a majority's approval, so it would have failed. But if Chu was gone and Pootmans was still in, it would have passed (8-7).

Very urban feeling neighbourhood, a couple taller buildings but mostly 5-6 storeys right up to the sidewalk. The main street is all retail at grade and townhomes at ground level away from the main street. Feels very vibrant every time I go through there. street view
UD has like 50 acres of pretty much blank slate to play with. GL is more like 14 acres of very not blank slate.
 
Traffic congestion, not just in the surrounding roads, but in GL itself
I think this is it. Just as I think the BRT fight was motivated by the loss of the direct exit to Safeway. It just felt like the project would make their life worse. In a very tangible way.
 
One has to wonder if the residents that were opposed would accept ANY redevelopment at all on that site. They kept banging on “we aren’t opposed to development, just not (fill in the blank)”. Very typical Nimbyism.
They'd fight anything, even if the proposal was 3 storey town homes they would be against it.
 
Doesn't have to be a carbon copy, just create an urban main street with retail and townhomes and apartments on another street or two.
I always thought more could be done with the Heritage Park-ing lots. Especially the three along 14th Street. They're seldom used (this looks like a summer day and only three parking lots are being used). This is city land so pretty easy for the city to turnaround and make something happen here. It comes with a built in neighborhood trolley!
