Great find, I never thought to look and see they talked about that in the 8th Street redo. The raised portion extending to 16th would be a great start and what a great place for a festival street. Anyone notice the elevated train? Haha

Eh, we could go a bit higher, imho, but reasonable people can disagree.

While by no means conclusive, research suggests we feel most comfortable walking on streets with a 1:3 width to height ratio. Width including the full right of way, sidewalks and streets, compared to the height of the buildings.

17th ave is a pretty wide street, 28m at some points. That'd suggest an ideal building height of 84m, 14 stories or so, depending on podium.

I'd say 10 floors max on the south side of 17th, go 40+ on the north side.

Fiber cement instead of that metal cladding would be a 100% improvement. all in all, I give it a 7.5/10

I’m going with a solid 8/10 for reasons that everyone else has mentioned. I’m just happy the majority of the facade is brick, could have been waaaaay less.
