Very happy with this one. Arlington's projects so far have turned out well which bodes well for Francesco's and also gives me some optimism that Sentinel won't end up looking so bad after all.
I sure hope you're correct about the Sentinal project, but I have my doubts. The DP has changed a couple times for the worse. They promised Nenshi that they wouldn't screw up the corner of 14 St & 17 Ave, and we're watching it happen! With all of the proposed development in this area, the Sentinal should be a benchmark for things to come. The current DP brutal boring imo
 
Agreed on that one. The former CBE HQ is my favourite in the city though.

Tompkins Park really should be discussed more locally - it's evolved into a stellar urban square place with true "big city" 24/7/365 activity and great development integration on all sides. Probably our best (only?) urban square-style park that's so completely integrated into a mixed use retail district with this level of perpetual activity. This development seems to be following the trend of a decade of others that all really competently added to the neighbourhood and quietly strengthen the overall vibe.

There's elements of Tomkins Park design I'd updated to allow better circulation (and of course, wider sidewalks everywhere), but it's top of a short list for me of local clusters doing it completely right with relatively little fanfare relative to other up-and-coming neighbourhoods in the past years.

All in a tight footprint - it's only 40 - 45m from the south curb of 16th Ave to the south curb on 17th Ave, included 2 roads and the park itself. Put that in perspective, Macleod Trail right-of-way is about 66m at Chinook Centre.
 
I really like this one. Those rounded brick corners will never go out of style.
