101 – 11th Avenue SE | 120.09m | 37s | Oxford Properties | Zeidler

There has been lots of time past on this lot. The original Co-op #1 store has been gone for what .... 20 years or more? Here is the article from 2017 that first introduced the Oxford/Wexford project.

A lot of other development near it has taken place since then. I don't think there is a more central location in the core.

With the current housing shortage, maybe we’ll see a revival of this, or maybe a new proposal.
The DP is still active on the City's Development Map, interestingly enough.

This probably would have taken off if the Green Line with the Beltline station had been under construction right now.

So I was looking through the docs and found some interesting things

A plaza overview

A crown lighting render

And finally, in these plans there is a site survey. In the site survey pics, you can see Portfolio and the Kahanoff Expansion under construction...

Which means these photos were taken in October 2015, one month before Trudeau entered office... and the DP has finally come in... right after Trudeau left office...

I have always liked this proposal - simple with a good podium, just a competent looking tower making it seem easy.

It would be really funny and amazingly petty if this was actually the reason they stalled the project for 9 years.

I am pretty sure this is just a paperwork exercise for a lapsed DP. Maybe it means Wexford is serious about moving forward, or maybe it is a case of someone messed up, let the iniital approval lapse, and they have simply resubmitted the exact same drawings (hence the photos from 2015) to just have an approved tower tied to the lot for a future sale. We will see.
