First Street is a great location just north of a high quality strip of restaurants but there should be an elevated rail line going by the north side of this building by 2030-ish. For you, with that unit facing south, the train is an asset as you're one stop away from what could be a regional rail station with trains to Banff and the airport. That same stop is also close to the new Flames arena. This location is a bit far from any parks and the city's pathway system, that is probably its biggest negative. Your closest pathway (Elbow River) is about 1KM away to the south. At that same location is a massive recreation centre. Being that you bought a two bedroom your renter could be a family or a professional that would use the second room as a office. For families, this neighbourhood is getting better but I'd say this unit would be more geared towards the professional who would enjoy the food options and nightlife.
