Lol win the lottery, that would be nice! I never bought it to make money off it, just bought it to hold very long term. I don't think calgary will ever inflate like toronto has. You really think it could?

It'll inflate, but never anywhere near Toronto and Vancouver levels. Those cities have a variety of pressures, most particularly a lack of available land that drives up costs, which Calgary does not have and will not have anytime soon.
 
Southwest view is most desirable view here. Rockies, west side of the CBD skyscraper wall plus most of the Beltline skyline.
 
So my unit is the top floor corner facing south on one side east on the other. When i purchased it they claimed it was the most desirable unit.
You'll get mountains from your south view so your tenant will like that. Plus, you'll partially get Stampede Firework views for 10 days every summer with your east view. Also sunrises that can be quite good.

Sounds amazing. I cant wait for the PDI and check it out in person. Its always been a dream to own a condo in good downtown location. I am not from calgary nor have ever been. Is there anything you can tell me about the area/development? I would really like to know more about the city/area.
 
I find it crazy to buy a condo without checking the area lol.

It's a good area though, lots of bars and clubs. Can be a bit noisy at night, especially with the CP tracks.
it was brought to me from a close business partner, i trusted them when they said the area was primo lol. locked it in within a couple hours of seeing the package. they sold so quick it was insane, i got really lucky getting this unit as early as i did, its the cream of the crop of the building. the rental agreement really caught my eye so its a no brainer buy as an investor. i really should of dug more into the area but there really was no time to go visit lol

Browsing the map on this forum will tell you everything you need to know about the area development wise. First Street is a great location just north of a high quality strip of restaurants but there should be an elevated rail line going by the north side of this building by 2030-ish. For you, with that unit facing south, the train is an asset as you're one stop away from what could be a regional rail station with trains to Banff and the airport. That same stop is also close to the new Flames arena. This location is a bit far from any parks and the city's pathway system, that is probably its biggest negative. Your closest pathway (Elbow River) is about 1KM away to the south. At that same location is a massive recreation centre. Being that you bought a two bedroom your renter could be a family or a professional that would use the second room as a office. For families, this neighbourhood is getting better but I'd say this unit would be more geared towards the professional who would enjoy the food options and nightlife.
 
The area is pretty much ideal for a downtown style condo. 1st Street SW is a great high street, with many good restaurants. This building is a very short walk under the CPR tracks (underpass exists) to the heart of our downtown and most of the Class AAA office buildings in the core.

The only downside can be the noise from the heavy rail line, but as someone who lived for 2 years above Bottlescrew Bills, you get used to it. And, given your unit is on the south side of the tower, you will likely get a bit of buffer from it.

Oh that's weird... there's nothing about the east view from there that's desirable... most of the east side of the Beltline is wasteland parking lots currently. Maybe they were hoping up the Stampede fireworks by saying that? Who knows. But at least with your south view you'll get the Rockies regardless. It's just with the west view you'd have a panorama of the rockies plus skyline. I live in a neighboring building, just 10 storeys higher up, and I can tell you the view to the south and west is magnificent.

Also, in regards to the comment about the rivers being "far" away, we're a 15 minute (or less if you're as mobile as I) walk from both rivers. In my opinion it's basically perfectly located especially as a pet owner. Out of the 4 directions we can choose to walk, 3 of them get you to the river in under 20 minutes, and downtown is surrounded by large natural areas (McHugh Bluffs, St Patrick's Island, Scotsman Hill, Roxboro Natural Environment Park, etc), and a bunch of off leash areas nearby for colder days. Right on First Street retail/restaurant strip, two blocks from Stephen Ave (retail/restaurants, national historic site, shopping mall, museum, gallery, performing arts centre)... you really hit the jackpot.
