Will the property taxes / condo fees cover the lifecycle replacement of the road in about 40 years? Built form is fine by weirdly sparsely laid out. I am assuming lots of discussions about slopes were had in the meeting rooms

Actually the opposite, per the DC bylaw. Lower density than what is shown in the DP. Looks like semi-detached style homes:I'm hoping the parcels to the west labeled future development will be higher density. Maybe something in the 6-8 storey range.

I believe according to initial floor plans I saw and the process of dismantiling the Mikey's building (old funeral home?) that they were intending to reuse at least a portion of the old building. Over time more and more structure came down.Are they purpose building a new location?
That is sad. Here we have another great opportunity for a TOD and we are going to blow it big time. I believe Telus Sky was successful and Rogers might follow suite in the future to show its commitment to Western Canada and Alberta in particular
In my opinion, that will never happen. Too many enormous large contiguous blocks of empty 'A' class space that could be taken over. I don't see any market case for building a tower in this city with a major component being office space. It would be so much more expensive to occupy space that you build today comparatively to picking up available headlease space in the downtown that is everywhere and you have your choice of whatever you'd want as a tenant.
