Just weeks before its imminent crowning, the ground level of Embassy Bosa's 34-storey, The Royal, designed by Abugov Kaspar, has been endowed with decorative wood panelling, which will soon frame each of the podium-level retail base's display windows and entrances. Set off nicely against the overall blue hue of the tower, the feature will no doubt bring a pleasing level of visual interest to the completed project.

Situated on a block-long parcel of land straddling 8 St SW and 9 St SW at 16 Ave SW, the 223-unit mixed use project will place residents just steps away from the heart of the Beltline district. Beyond the 10,000 square-foot amenity space to be known as Club Royal, the project includes a sizeable retail podium level (above), built adjacent to the main tower structure, which will bring a sizeable amount of commercial space to the neighbourhood.

Viewed above, the main residential tower, Club Royal, and retail component are all attached, made distinct from one another owing to their respective exterior treatments. Unique for its irregular balconies, the tower portion (below) stands out from the other two components, the amenity space and retail portion more or less visually connected via their glass box design.

Set for completion by the end of 2018, The Royal, along with its First Capital Realty-led retail component, will soon be home to an urban format Canadian Tire and Urban Fare grocery store, the project as a whole to be a welcome addition to the bustling 17th Ave SW corridor.
