Across the way from Bucci Developments' The Kensington and snug up against Battistella Developments' Lido could be a new three-storey building. A rendering for 'Eisenberg,' provided by applicant NORR Architects to the Hillhurst Sunnyside Community Association shows how the three-storey commercial retail addition would fit within the built form of 10 Street.

A development permit application for 140 10 Street was submitted on April 4 with reference to the proposed land uses: "New: Restaurant: Food Service Only — Small, Office, Retail and Consumer Service." The existing one-storey property was previously occupied by the now-closed New Age bookstore. The Hillhurst Sunnyside Area Redevelopment Plan currently allows mixed-use buildings with a maximum height of 26 metres, and the proposal aligns with the site's zoning.

The lone rendering highlights the architectural expression of the building as seen from 10 Street. A charcoal brick contains the three glazed levels, which are set at oblique angles to add visual interest to the front elevation. Splashes of red at the northwestern corners of each floor bring another dimension to the scheme.
