A new proposal has come forward for a two-tower, 568-unit, 325,000-square-metre, mixed-use development in the heart of downtown Calgary's Beltline District. The project from Calgary-based Wexford Developments, in partnership with the Toronto-based Oxford Properties, is set to replace one of the last available parcels of land in the core.
Designed via a joint effort between the Toronto-based Zeidler Partnership Architects and Calgary-based BKDI Architects, the multi-tower project will feature a larger 120-metre, 37-storey, 355-unit North Tower, paired with a smaller 68-metre, 19-storey, 213-unit South Tower. The North and South Towers will also include a two-storey retail space at ground level, with 946 and 481 square metres of retail space respectively.
Currently the site of a massive surface lot, one of the few of its size left in the downtown core, the redevelopment of the 140,000-square-metre site, comprising an entire city block bounded by 11 Avenue SE, 12 Avenue SE, Centre St, and 1st Street SE, will dramatically improve the density and urban character of the area, adding life where there was once a nearly vacant lot.
Once complete, the new development will bring what the developers describe as "an authentic, livable and diverse, high-density urban community” to the rapidly rising Beltline District. Viewed once more in the image above, the development site will effectively fill in a large void, creating a much more pedestrian-friendly vibe at street level, where the retail portion will serve the area well.
