I really like this from a cyclist point of view having the wider turns at the offramps near the LRT station. My only gripe and it's minor is the 80ish degree turn on the section over the river. I'd prefer it to be more of a wider turn. That's strictly my cyclist point of view.

Given the excellent width I think it's reasonable to have a 'slow down' turn to keep it from becoming a race track. Tight 180s are painful; this looks about perfect to me to encourage appropriate speed

Martindale is a surprisingly busy area. On the surface it looks something like Beddington, but the sidewalks are busier and street parking is at a premium. It makes me think that people are living 4-10 adults to a house.

That is probably the case, very different demographics between the two.
 
Triovest (The developer behind Stephen Avenue Quarter) has applied for a land use on the site next to Keynote, which is going to CPC on Thursday. They are asking for 8.0 FAR; 12.0 FAR with bonusing.

On a site like that, 12.0 FAR would put it quite tall. For reference, Stampede Station is applying for 19.5 FAR and has two towers.

I hope someone somewhere is working on a proposal for this site. To clarify, I mean to maintain the building and reimagine it. If it were to be demolished I might chain myself to its marble columns.

Yeah the Oxford development is just the east half of the block though.
