Interesting land use re-designation application has been submitted for a 13-story building on a residential street in Bankview. Building will be located one block west of 14th street at the very top of the hill, behind the Starbucks/rooftop bug commercial building.
It's currently a couple of bungalows with tallest building around there is 3 stories however the developer is going for 13 stories (ballsy) on the back of the new City of Calgary West Elbow Communities Local Area Plan and Municipal Development Plan which suggested these blocks could be 8-12 stories as part of the city rezoning. I find it really hard to see how 13 stories would fly here considering that it is across the street from Mount Royal, the richest and most powerful residents in the city, and would block out their sunlight big time. The development is also not a full block so would need to be a skinny midrise akin to Nest.
02 Planning is involved. They have equipment on site for weeks now. I asked the guy what they are doing, and he said that it is for geothermal heating for the building which is a first for Calgary. Apparently, the developer wants to put a rooftop garden/solarium and a restaurant on the roof. Again, very odd for a residential street that is off the main street (14th street). I see this getting a lot of opposition given the 13 stories.

Ya, it's a legacy/vanity project for successful Calgary businessman Bob Brawn (Alberta Business Hall of Fame). It looks to be a pretty cool project and includes a rooftop garden that will be accessible to the public.Looks like the proposal is a nod to Bob Brawn who was chairperson for the 88 Olympics committee. It's on the site where he used to live and his mother's name was Daisy.
Good location for a 12 storey building, there would be killer views.
I want to be there as Bob and some Upper Mount Royal resident compare individual legacy and what they have done to make the city better. Hard to beat Bob in that category. Does that mean he should be given license to build this, even if it causes a shadow? We'll see.I have my popcorn ready to see the objection from Upper Mount Royal residents across 14st.

It's an affordable housing proposal on school lands with units reserved for staff. Great idea and probably needed in places that Canmore that have a large influx of out of town buyers.Also, the Canmore school division is in affordable housing?

I think the subway is on the 30 year+ plan, so perhaps they do what they can now but acknowledge that it's probably the next lifecycle of Stephen Ave that will warrant more serious consideration of a subway. I wish it was sooner - I want the LRT to convert more and more to a grade-separated light-metro style system, rather than the way it's going with more at-grade crossings added slowing things down. Calgary at 2.5 million is going to need the Red Line to do a lot more than it currently can (as impressive as the capacity is at-grade today).Does the Stephen Ave redesign consider a future subway? If utility work is planned, it should relocate utilities to areas thst would be unaffected by a future cut and cover tunnel

I'm not really blown away by what they are proposing but I also think the businesses along the street wanting to preserve automobile access is an outdated way of thinking and takes away from the street instead of adding to it. I do agree with their view that 3 months per block instead of 15 months is worth the extra money for such an important street.
