General Construction Updates

Totally! I mean, it's what 6 parking spots? The space could be used for so much better. A patio in that spot would be great.

Chances are it's probably a decent revenue stream for the owner as-is, so there's not much motivation to change anything.
That building has a lot of parking compared to what you’d expect from the street presence. It also has parking in the now non alley alley, and underground parking.

The rentable area of the building has sort of locked in stagnation (rent pressure due to address but poor street presence). The 7-11 space which I’d guess was vacated due to rent pressure then sat empty for almost a decade. And only replaced by a dry cleaner ( the last resort tenant type if they’re doing anything with chemicals on site). The corner restaurant space with almost no ‘parking lot exposure’ is a very large space that they’ve had trouble with since the Vietnamese restaurant closed, must be close to 20 years ago now?(now planned to be a day care?).

From what can see, the main floor might be fully leased for the first time in a generation. Likely a sign ownership shifted in some way (especially with the street access changes), like an inheritance at minimum. Could look for hints in a few hours when property records is open for business. Like a new mortgage.

I think this is exciting! I can't wait to have a second rink in the immediate neighbourhood! Would love for the City to take on improving/replacing the pool next.
I think they just finished Glenmore as part of the electrical repair program at all the pools.

While we were closed, we also took the opportunity to make some other welcome improvements to the facility:
- Upgraded electrical systems
- New energy-efficient LED lighting
- Improved water treatment and chlorination systems
- Replaced old boilers
- Installed a new fire alarm system
- Upgraded emergency lighting
- Built a new outdoor chemical storage building
- Repainted the pool area
- Added digital display screens (TVs) throughout the facility

One of the arena's looks to have a pretty decent capacity. I assume it will become home to the Royals. The building is much bigger than I thought it would be.
