Chinook Centre Developments

I hopped on this forum thinking there was some tower announcement LOL!
Calgary's malls are becoming increasingly outdated with inefficient land usage, especially compared to cities like Vancouver, Toronto, and even Ottawa soon. Many major malls in those cities are embracing redevelopment, integrating residential, office, and retail spaces into high-density projects, particularly around transit hubs.
It’s frustrating to see areas like Chinook, Sunridge, Marlborough, and Westbrook, prime locations along LRT lines, not yet planning for similar mixed-use redevelopments.

I agree, especially about Westbrook, and would add North Hill to that list.

But, as for Chinook, I think it's not exactly like those other malls. It's so successful, and has seen so much recent investment, that I wouldn't expect major changes in the short term.
 
^My guess would be that the competition via demand for suburban/outward sprawl in Calgary is still too high for massive inner city projects like a mall redevelopment. When Calgary has no more land available, or people simply stop buying so far out because it's too damn far out, you will see a lot more redevelopment.

North Hill has so much potential! Adjacent to a post-secondary (actually 2) and fairly close to another. On an LRT and MAX line. Pretty good services already in the mall including grocery and gym. One stop or a short walk to Kensington/Riley Park, and close to DT.

It's probably faster to list the things it is lacking: ... best I can come up with right now is no very immediate green space (but Confed and Riley Park/McHugh Bluff are pretty damn close)
 
Yes, Southcentre has been surprisingly quiet the last few times I've gone, even though it has some nice stores like Crate & Barrel and the two-storey Sporting Life, and places that seem to have fled the rest of the city like American Eagle.
 
Feels like southcentre is a good candidate for redevelopment in the relatively near future. Anderson TOD would probably have to happen first though in order to kick their butts in gear (and who knows when the hell that's happening 😒)

It's not happening because of the contamination from the former Sears gas station. There were extensive underground leaks for years, and that's why you see work happening on the south side by the Kal Tire.
 
I remember the section of Brooklyn I used to live in (Greenpoint/Williamsburg) is notorious for having a giant toxic blob underneath it from all the oil refiners that used to be there. I distinctly remember an oil of smell in many areas. Nevertheless, there's countless luxury condo towers popping up all over, and I don't remember any sort of legitimate multi-year soil cleanup.

I wonder what the difference is between that, and remnants from a single gas station here. Standards? Willful ignorance?

Admittedly not sure on the technical details but it seems like a pretty extensive program.
