No we don't. It's not the city's job to design buildings, they have enough power in the process already. What we need is for less shitty Architects and Developers to get prominent sites. NORR and Cidex should be wholly embarassed by that podium.
You’re going to be pleased with the Elbow development that CIDEX is doing then

The DP for tower 3 goes to CPC next week. We saw a lot of the details already when the DC bylaw went earlier this year.

It’s been discussed so many times but that podium…. what’s the design goal? Increase corners and complexity to allow for more construction errors? For what reason? So we have have different colours and sloped pieces of building envelope? It seems like it’s everything - intentional, expensive and overly complex, while also being unattractive and uninviting.

Maybe I’m wrong. Maybe it’s me who is out of touch with design and architecture trends. Maybe the mass of the building itself will counteract this main floor design, so a successful retail experience will occur regardless - close to 1,000 units on a single block is no joke. Juicy fruits will get business if it’s in a classy place or otherwise.

I just can’t see what they are going for here. At least the sidewalks are generous though!

The 2 existing towers play of one another very well, adding visual interest while beefing up the skyline on the west side of downtown. If they simply rotated the tower or changed the top to something not identical to the other 2, as some have suggested, the overall development could look fine. As it is, the 3 towers together, with 2 oriented one way, will just look uneven and, well...weird.

It'll be interesting to see what happens at CPC tomorrow re: this one. In order to get the extra height for the 3rd tower, they had to tap into density bonusing. They somehow got credit for "exceptional design" which I find rather confounding. How the heck does redesigning the 3rd tower to look exactly like the first two earn credit for "exceptional design"? Either way, it could be an interesting discussion.

Either way, assuming CPC approval I could see this one moving forward relatively quickly, since Cidex is wrapping up Hat on 14th.
