Not sure how I feel about that patio space fronting 14th. It looks a bit unresolved. Maybe if they planted trees there or had some additional landscaping it would tie it in to its surroundings better than just plain grass. But that might be city property.

Wonder if we'll see Calgary's mini "K-town" extend westward with korean businesses in the retail spaces here.
 
Probably don't have the budget to go bigger. Can't think of anything this developer has actually built before.
That's the only reason I can think of. Maybe related how deep they can go for u/g parking? You would think with a parcel that large they would go for something taller, and also more than one tower. Using the same FAR as Sunalta towers this parcel could hold a couple of towers approximately 25-30 floors.

Edit: Just thinking here. If the parcel could support a much large project, you would think the developer would try to finance something much larger to maximize their return, or sell the parcel to another developer who could finance a much larger project.
