Another development update: https://myuniversitydistrict.ca/wp-content/uploads/2025/03/2025-Construction-Town-Hall-Summary-.pdf

Interestingly, they didn't include the Truman project on block 24A that @Albertasaurus just broke the news on. This forum is one step ahead of UCPG themselves!

A couple things that stood out to me:
- They list the number of units currently under construction in the neighborhood: 485 for-sale units and 858 rental units (1,343 total).
- They refer to the area with blocks 11, 16, and 17 as "Phase 15". The South Lands are referred to as Phase 16, suggesting that development might actually begin in the north first. Both of these phases will have their road networks and utilities constructed in 2025.
- A previously unknown project is highlighted on block 11 A/B. It will be townhomes and condos for sale, so I'd expect we see an official announcement of this project soon if they want to start construction before the end of the year.
- The City is going to pilot doing bump-outs all along University Ave this summer. Definitely needed as the area gets busier and busier. I wonder why this wasn't done from the start? They put bump outs almost everywhere else in the neighborhood.

For those more in the know, is the city responsible for roadway improvements and other work on this land? I thought the UD land is all "leased" from the University and no homeowner here owns the land. Does the University own the roads/infrastructure too? Take a Shopping Centre, I think the owner of the mall is responsible for surfacing the parking lots and connecting to city services. Is that not the case here?

They actually mention this in the same presentation. The city is responsible for the infrastructure after it is turned over by the developer. I think the issue of who maintains infrastructure is separate from the issue of who owns the land it sits on (another example of this is utility right of ways).

That's an interesting arrangement. I remember seeing others mention residential developers usually don't like to manage the ground floor retail. Wonder if CMLC can do something similar for East Village/ future Vic Park to make the retail mix better.
