University Ave has a nice canyon look to it. If they can retrofit in some cycle lanes it would be template for how a corridor street can be done. There's a ton of room there, I imagine with a bit of effort cycle lanes can be done.
There's cycling infrastructure on the periphery of University District, but not including cycling infrastructure in the interior was definitely a miss. At a minimum, University Ave should have cycle lanes. In an ideal scenario, cycling infrastructure would also be added to 39 St, Warren St, McLaurin St, and 24 Ave.

I would think the opposite is true.

Yes, purpose-built rentals usually use higher-quality materials as they're long-term investments for developers, compared to condos which are built depending on the market at the time and then handed to the owners.

It varies for both condos and purpose built rentals. High rise condos (Park Point, The Royal, Waterfront, etc. have as high of higher level of material as high rise purpose built rental.
The low rise builds of condos seem to have higher end materials than the purpose built rentals. I’m thinking Theodore, and the Lido. Dominion is purpose built rental and is best if the bunch, but was originally designed as. Condo.
