I could sympathize with the grievances of the residents if there was a tacky strip mall or big box retail development going in across from 37th street. But based on the master plan, it looks like mixed use residential. I think some people just don't want to see their neighborhood change at all...like zero change...cryogenically frozen.
Agreed. It looks like a case of good old fashioned Nimbyism.

Unfortunately this is literally as suburban as locations get, so a lot of parking is of course required. For what they have done, I'd say it's actually not too bad with the internally located parking and the main retail frontages being along the high street(s). I've also heard that Tsuut'ina is working to get Calgary Transit running through the developments, so that's pretty much the best one can ask for. I also wasn't expecting to see as much residential as is included, so all in all this is a pretty decent step for the suburban megadevelopment, at least by Alberta standards.
 
I like how there are several connections from Lakeview but I think it is not nearly urban enough. Looks like wide roads, garden-city planning with lots of surface parking lots to kill anything urban-like... it's very dull. With the reservoir nearby, there is no realistic lack of amenity space, no need for so much parkland & roadway sprawl on the site. I'd like to see much narrower roads and a legitimate push for sustainability - like Blachfort in Edmonton (mismanagement aside).

It is still ambitious with the casino nearby, those things kill everything around it except for hotels.
 
The Costco isn't going into Taza it is going in further south. Where Anderson Road turns south and becomes 37th st SW there is Bullhead Road and the Tsuut'ina Gas Stop, the Costco is going in just south of that. It'll be accessible off the Ring Road.

Edit: I wasn't quite right. Technically this is part of the Taza development but it is part of Taza Exchange which is the southern most development area. Taza Park is the area up near the Casino which is generally considered to be the portion of the development that will be moving forward first.

A little Taza Exchange update buried within a SWCRR construction notice. Buffalo Run Boulevard is going to be closed off for the next few months, partially in order to twin Buffalo Run Boulevard, and for construction activities pertaining to Taza Exchange. There has been a fair bit of underground utilities work and land preparation happening in the Exchange area already, so I'm curious if we will see some structures start to be erected soon.
