Good to see actual TOD being realized here.

Shaganappi Point Station is a bit of a sleeper-hit - it's got nothing really to offer locally as a destination (beside a transit-oriented golf course), but still has attracted meaningful increase in development. A reliable 10 minute travel time to the centre of Downtown with the high-frequency Blue Line will do that. The LRT is so efficient from this location, that you're likely to spend half your total commute time just waiting at a red light to cross Bow Trail.

Over the next couple decades, I think upper 17th is a street to watch, in yellow here, this development is 2 blocks north (in red):

The gridded street network and existing pockets of retail are a stronger base for infill than many other up-and-coming main street candidates, plus the proximity to the core by transit and driving is really competitive. There's already been so much activity in the area, much of it fairly pedestrian-oriented - I don't see a reason that won't continue.

With no retail at Shaganappi Point, all these new residents will walk the 2 blocks to 17th Ave, supporting more retail and development in the future.
