Olympic Stadium will continue to be a white elephant money pit far into the future. Too expensive to demolish, too big for CFL and MLS, and unsuitable for MLB without a very expensive renovation to practically every corner of the interior.
Unfortunately, the " Big Owe" situation is a choice between terrible options. Either spend $870 million on a new roof for a building that needs major renovations on top of that in order to be of much use for anything, or spend up to $2 billion to demolish the thing (although a lot of people rightly question why that figure seems ridiculously high).

I think the $2B figure is to demo and then rebuild something....so you'd spending an additional $1.2B, when you already have a soccer and football stadium that are suitable for its needs....
 
A big issue with Montreal's Olympic Stadium demolition is the same issue with Madison Square Garden, they're built on top of train stations. With the roof redone in Montreal it is easier to justify a lower cost lipstick renovation. Maybe something similar to what they just did in Hamilton to the old Copps Coliseum, which if you haven't been following, has turned a very outdated arena into primarily concert venue.

Pretty sure they have committed to the football layout, it will now be unsuitable for baseball permanently. It's a cool looking stadium, but they would have been better to just demolish it.

Parts of East Victoria Park, such as the bus barns, will need to be raised above floodplain. Unsure if plans are to rise the streets around Scotia Place, much like what happened in East Village.
 
When you talk about "entertainment districts", and how replacing one arena with a better arena (same number of patrons) in the same area CAN actually create a major difference in a neighborhood, by simply the street design and bringing the arena to the street....this picture does all the talking. We have come a loooooooooong way in how these are built, thank god.
 
There's been talks of replacing the Saddledome for almost 2 decades. If it was expected to last much longer, I would think they would've redid the entrance area to have an entertainment square.
