There's been talks of replacing the Saddledome for almost 2 decades. If it was expected to last much longer, I would think they would've redid the entrance area to have an entertainment square.

My point is more the seamless integration between the arena itself and the street facing elements (market, coffee shop, restaurants, team store, cocktail bar). SP design is that on 2 full sides of the building, you'd barely know an arena is there walking the sidewalk. It's an impossible thing to "add later", you need the mindset from day 1 of design.
