Why do consider this to be ‘losses of the businesses?’

There will be ground floor retail in this development. There could actually be more businesses here, but with way better utilization of the land.

There are so many areas in the city where this sort of development would add to the area. For example ripping up Westbrook mall and replacing it with a mall on the main floor, and condo buildings everywhere.
I meant to say with the losses of smaller eclectic/independent businesses.
They’ll be replaced by chain businesses, but overall it’s still a win. As the building ages it’ll become cheaper retail stock.
 
Too bad some landlords don’t work with them to keep them in existing neighborhoods.
There's one that does and they're doing tons of work right around here; Leonard. Maybe some of these businesses could go into the Leonard ones across the street. I wouldn't be surprised if Leonard doesn't do some more, they have no online footprint I can find so it is tough to know who they are and what they have going on.

From what I've seen, Leonard has 3 more homes on 34th that they're working on. 1926, 1924, and 1908 (i think)

You're correct 1908 has a Leonard sign on it.

My dream would be for Leonard or maybe Certus to acquire the corner lot next door and build something similar to the Martel block to the west. Then you have some really high quality, low rise, mixed use buildings to book end that little strip that is developing.

Deville is popular on the west corner. And the sunny patio lover in me would very much enjoy a pub or casual restaurant with a big south facing patio on that open corner.

The 34th ave upgrades should also be commencing soon, I imagine they're going to finish the sidewalk on the north side this year which will be a game changer, the current sidewalk situation is atrocious

I think the whole phase is done this year? But could be wrong. I am really curious how they're going to do the sidewalk, there is a huge elevation change from the south to the north side.
 
The 2 story apartment bulding has remained half demolished for the last 10 days or so with no activity any time I walk by (which is almost daily). Not sure what's going on.
 
There was remediation done for weeks to remove all that over the winter.

It's a moo point now as demolition started back up and the apartment building is fully demolished now. The strip mall remains up.
