This project seems like it is extremely packed! Like the developer wanted to take advantage of every inch.

That podium is too low and super long without any breaks in between. Not good human scale

The corner of the building is not properly established. It lacks definition.

And is it me or all those balconies make the building almost look like a motel?

I do not agree, the building is broken up and looks like three different buildings. I also appreciate that the space is well used. Landscaping is typically not well maintained a good street presence is appreciated here at "the loop within the loop".

I appreciate that the project is broken into two buildings, yes. But I think LOLA can do better!

The project feels completely under-designed, specially after what they did in Kensington with the Hive, that project is beautiful!

Hive also had pretty lack lustre renderings and ended up turning out way better than expected, so i have high hopes for this one
 
A very generic building, but with the losses of the businesses, there will be some wins for the neighborhood. Couple of hundred new residents plus a crappy awkward parking lot that’s going away and being replaced with some proper street frontage.
The new businesses won’t be as eclectic as the old ones at first, but eventually overtime they will be.

Why do consider this to be ‘losses of the businesses?’

There will be ground floor retail in this development. There could actually be more businesses here, but with way better utilization of the land.

There are so many areas in the city where this sort of development would add to the area. For example ripping up Westbrook mall and replacing it with a mall on the main floor, and condo buildings everywhere.
 
Independent businesses like the one in that strip mall don't move into brand new retail spaces. The rent is too expensive, especially in mixed use buildings where landlords seem content to sit on an empty storefront.
If a business is only viable because it’s getting cheap rent then its business plan isn’t good. I love independent businesses, but I also love new developments. Too bad some landlords don’t work with them to keep them in existing neighborhoods.
