Easily the station that can have the biggest transformation from a proper TOD is 26th Ave.
To go from this to a dense TOD would be quite something.

It is relatively close to other residential and you could make it quite quirky. I'm not sure if this is City land between 26th Ave and Blackfoot or if someone owns it but it has some potential to be something greater than a grass field. Especially if you develop on top of the hill, could be a very nice view of downtown.

Of note... there is this sign on the fence along Blackfoot. I assume that means it is City land.

As for this station, looks like they'll get some practice for the elevated section downtown... haha. If this had TOD, the CRUs could have patios that bookend the Plaza with the Farmers Market's Loose Moose. Also being that it is between two nodes of microbreweries there's also endless potential for more microbreweries and taprooms.
