These people are about to get a high six-figure/low seven-figure cheque. Sure they'll need to purchase a home in a competitive market but I don't exactly lose sleep over things like this.

Is that fair market value? Although there are no comps there so who knows.

Expropriation is not fair market value even if in most cases it would be close. These will be exceedingly unique - somewhat like when they had to expropriate the churches for the west LRT

It's possible that those properties wouldn't be needed if they run out of money for Phase 2 of Stage 1.

Just so I understand the nomenclature for this project, Stage 1 is 16th Avenue to Shepard, correct? But split into 2 phases? Phase 1 being Eau Claire (2nd Avenue Station) to Shepard, and Phase 2 being Eau Claire to 16th Avenue?

That is correct.

Those townhomes are a horrible use of prime land and never should have been built in the first place. That being said, I sympathize with people being forced out of what is definitely a unique development in downtown Calgary.

I too sympathize with homeowners having to be forced out of their home, but sometimes things have to be done for the greater good.
I do hope they are well compensated for it.
