Step 1: Buy land
Step 2: Kick out all tenants
Step 3: Tear down existing buildings
Step 4: Do nothing
Step 5: Wait some more to get that sweet sweet land value increase
Step 6: Finally start to build
Step 7: Pause partway through due to cold weather
Step 8: Do not start again
Step 9: Wait some more
Step 10: Sell land to new developer. Repeat step 1.

Hey at least we only lost a cozy restaurant in an old house with a sunny patio surrounded by mature trees!
Their patio had two seasons: too cold, or too many wasps.

Ran by here on the weekend, they were working on the forms for the basement/slab. So it is just weather that has slowed things here.

Quick update - the city just released the full BP yesterday, and coupled with the favourable weather, we're going to see some quick progress here.
