Sorry to bump this with no news on this build but the neighbouring property is actually for sale on the MLS.

2136 33 Avenue SW - With the current market conditions at this intersection, I wouldn't expect anyone to buy it and develop it, probably just good passive income.

I’m surprised the BMO one didn’t go ahead. Usually if a bank is going in, it’s pretty reliable. On a positive side maybe a restaurant or Bob will go in instead.
