That is going to be a serious challenge because you have an internal community street on the other side... It really is too back because Kensington road is starting to build out with some decent projects in some areas but this section seems destined to keep it's back turned to the street.
You know what might not be a bad option for this? Back to back, stacked townhomes w/ single level, middle-aisle loading parking (for a shallow site). It would do away with all of the driveway conflicts on Westmount Road and would provide street-fronting units on both Kensington Road and Westmount. It would have to be pretty close to zero lot line setbacks, but would be an interesting solution for a weird street. Turn a not so ideal site with dual-loading access issues into a positive thing.

It would basically be a modern version of a block like this in Boston:

This form of development would be really good with small CRUs at grade for sections of the northside of 17th Ave that have those irregular lot shapes that also back onto 16 ave. The lots between 8 St & 14 St.

That would be a super cool option! The trick would be making the internal parking work and seeing if there is actually enough depth on site. Unfortunately, there has already been a few new projects that were recently completed and have turned their back on Kensington road the opportunity for true cohesiveness may be somewhat lost.

Well located next to Pixel, I wouldn’t be surprised to see good interest in this one. On the negative side, 9A is one way there, and the back alley is already jam-packed. Plus you are right next to single story on the south side, so it will have to step down quite a bit. Finally, just down the street is local wacko and appeal-o-matic Ljubica Stubicar’s apartment buildings.

Will be interesting to see who picks this one up.
 
Let's hope whoever grabs this one also gets the lot to the south as well so they can get a decent sized development going.

It's a great location.

It's right beside the pedestrian bridge to downtown, 2 minutes to a C-train and Safeway and you have 10st street next door.
 
Isn’t 9A street supposed to be transformed into a woonerf as part of the Bow to Bluff project. This is a great location! Especially for a non car household.
I’ll be very curious what gets proposed
 
Yes 9A is part of the Bow to Buff project and word is it is now fully funded.

This will be great for 9A Street. Add in Annex and another development or two and you've got yourself a great inner city corridor.
