A new DP is in for the lot that Cadillac Fairview owns next to Chinook C-Train station. This is the large surface parking lot on the north side of 61st Avenue, with the Scotia Bank in the SW corner of the parcel. This DP covers 3/4 of the lot, looks like the bank is sticking around for a while. What has it been, 18ish years since the Chinook Station Area Plan was passed? About time we finally see something resembling TOD at it.

Respect that there isn't much to VE. Maybe they don't own the whole block but I'm trying to figure out why they chose the layout they did... I was thinking they would want to concentrate density along 61 Ave. It is nice that park will be full sun year round though.

Exactly. It's very 70's apartment block looking, but the density is good, and maybe will help be a catalyst for more development in the area. With CF being the owners of Chinook maybe they'll do more of this. Does anyone know if they own any other parcels around the area? It would be great it they owned the parcel directly west of this also.
 
More TOD is always good, but I personally can't imagine wanting to live there unless the rent was low. It has a large street population, without the upside of a place like EV (nearby the river, downtown, Chinatown, cultural amenities, shopping streets, etc)
 
The design looks like it was taken straight out of London or Waterloo, but this kind of density near to Chinook Centre and the Chinook LRT station is great.

To be KW inspired it would need more garish colours and random boxes on the design. Maybe the concrete fortress vibe is due to the homeless population that has increased in this area?

In all seriousness this is exciting to see as that area desperately needs rejuvenation. The former garden centre looked like skidrow the last time I went by. Passed out junkies all along the backwall.

Maybe they'll market to Ontario investors? Lol!
 
This is not encouraging for future development. It presents a hostile, ugly pedestrian environment. What a great transit oriented community this will be with 20 more slabs on parking garages.

Is there any kind of master plan for this area that lays out future retail corridors etc or is it just 'we'll get what we get' ?
Edit: I suppose the 2 natural corridors would be 61st and 58th. But it would be good to set out a North/South one as well

I don’t think it’s that discouraging. It’s the 61st ave frontage that counts. As long as 61st Ave. turns out decently the TOD will be fine.

You’d be surprised. It’s not my type of location either, but it will be very popular and they’ll have no problem renting out units with being right in the middle of one of the largest malls in the country, a train station and Home Depot and Staples, etc..
