It's giving Marda Loop a real Main Street vibe - having a larger retail+ apartment block on the northside helps frame the street out and extends the active retail part by a whole block which is great.

Put another way, this building alone doubles the retail street frontage on the north side of 33rd. Grows the overall retail supply and area by 10 - 20%, depending on how you slice it.
 
Doens't feel as imposing as I thought it would walking along the South side of 33rd. So that's good.

I'm hoping a few of the businesses that will be displaced when Plaza 34 gets underway will find a new home in this building. I doubt it as I imagine rents will be significantly more expensive. I'm sure it will be filled with another hair salon, nail salon, local coffee chain and a Bell store.
