It's giving Marda Loop a real Main Street vibe - having a larger retail+ apartment block on the northside helps frame the street out and extends the active retail part by a whole block which is great.

Put another way, this building alone doubles the retail street frontage on the north side of 33rd. Grows the overall retail supply and area by 10 - 20%, depending on how you slice it.

Doens't feel as imposing as I thought it would walking along the South side of 33rd. So that's good.

I'm hoping a few of the businesses that will be displaced when Plaza 34 gets underway will find a new home in this building. I doubt it as I imagine rents will be significantly more expensive. I'm sure it will be filled with another hair salon, nail salon, local coffee chain and a Bell store.

The finished product is looking different than the rendering, but so far I prefer the finish product.

It looks pretty good. My only real issue with it is the siding material used in the balconies.

I thought there was, but it was originally a charcoal colour.

I wasn't in love with the renderings, but part of it was the rendering quality itself. It's not a great quality rendering from a lighting point of view, and those types of renderings never look good.
