This is basically the type of design that Trinity Hills should have been filled with instead of the normal indistinguishable suburban density garbage design that they built.

The issue is a lot of the "normal retail" is being kicked out, their buildings torn down, and once finally built is replaced with sterile chains or upscale retail. You can't get "normal retail" when rent is astronomical.

And a large number of people on this forum are good with this because density is seemingly all that matters....

The loss if normal retail is unfortunate, but to me this is still an overall win. Density, plus replenished retail that’s fronting the street. The retail at the beginning will be sterile chains but that will change.
