The townhouses are another lesson in how not to design ground floor units - they should be elevated, not sunken. The fishbowl experience doesn't appeal to the buyer. While many people (such as myself) enjoy some of the benefits that the ground floor units can offer, they need to be designed in a...

Yes they have. To what extent, not sure - but definitely people in there now.

    Urban Development and Proposals Discussion

I don't see why this information isn't listed online as is. The Development Map is a great feature, but the amount of information it provides doesn't make it overly effective or useful.

This actually happened over a year ago - so it's not any sudden surprise. That being said, unless there has been another change in the last month, they're still planning to complete Vibe before they totally exit the EV market. Even though FRAM walked away from all of their other parcels in EV, I...

    Urban Development and Proposals Discussion

From what I can gather, this proposal is to infill the existing parking lot west of the existing apartment building. I walked by the development permit signage the other night and I believe the proposal called for a 6-storey development.

I think the podium is actually quite good. It's open and inviting with enough variation to make it interesting. That being said, the colour choices and materials do make it feel very disconnected from the tower. The two don't appear to flow well together.

The plan for this block and that to the south has always been for larger-floor plate retail versus more fine grained retail to the east. A successful neighbourhood has a combination of the two. Certain retailers, like grocery stores, require these much larger floorplates. The neighbourhood, as...

This is my favourite angle of this project. I think these two residential developments really complement one another.

For anyone who might be curious....the building in the foreground is being renovated to house a Dollarama.

I'm not sure that's entirely true. The fear and opposition to change is not tied to any...

I lived in Waterloo during a period of rapid growth when many of these developments were going up. The increased density was welcomed but there was a complete lack of oversight or dictation as to how these buildings intereacted with the street. Definitely did not help contribute to create better...

Not sure if mentioned - there's a sign up on a lot in West Eau Claire for another Graywood development. edit: nevermind, I see it mentioned a few pages back.

The live-work units in East Village are pretty good from a design perspective.
