    The cost does seem high for a building already built, especially when you consider the parkade, and all the concrete which is the most expensive part is already done. Kings by Lacaille is less cost to build ($71 million) for 268 units Maybe you’re right that it’s related to longer term costs. .

    When it comes to homeless people it would be good if we had a degree of severity index or such. The only thing all homeless people have in common is being unhoused, but that’s it. It’s not a good way to label group of people who have various issues. Solutions have to be applied to the address...

    Here is the graphic that I saw in the Edmonton thread showing missing middle housing. Unfortunately it doesn't cover anything to do with location, but are overall numbers. Still if you look at the last 4 years or so it shows solid numbers for missing middle starts for Calgary and Edmonton...

    I recall seeing a graphic on the Edmonton page a while back showing the percentage of missing middle relative to all starts and Calgary and Edmonton faired very well. I don't know where the Edmonton starts are being built, or if any are in its downtown, but in overall numbers pretty solid.

    IMHO, the definition of a row house vs an apartment would be. A row house would have 1) direct access from the outside 2) nobody above you or below you in the same footprint.
