For how aggressively they're marketing it and the insane amount they are charging this thing better damn well blow the renders out of the water. I'm expecting extremely high quality materials and detailing because the overall design itself is extremely bland.

There's nothing wrong with a boring design like this if the materials are really, really nice, but if it's a boring design AND crappy materials like every other new build then this project will be a tragedy given the location (and a scam for the buyers who are paying a hefty premium for a crappy product that just so happens to be in a good location).

I remember an article that the proponent and owner is planning to live here. Maybe it’s just marketing but I’d imagine they could’ve made more money and easier to sell if they built a high rise here

Depends on your perspective. The exterior will likely look nicer, and they're keeping the ground floor retail. It's a premium residence similar to the Concord one across the river.
 
Does anyone know if they're demolishing the building entirely, or stripping it down to the structure and doing a full reclad? I always assumed the latter being that it's the same height as the existing building.
 
That's a Kensington icon coming down. Is the replacement an improvement?
A trade off mostly. A nicer newer facade replaced by more expensive housing. Not that the pervious units were cheap, but these new ones are more expensive.
That old pink stucco though… it needed to go. The new facade with larger windows will also look nicer at night.

For sure, time will tell. It's not the nicest building they are tearing down, but I always associated it with Kensington, especially when crossing the bridge from downtown. It was unique.
