The Loft | 44m | 11s | Institutional Mortgage Capital

This is probably the best office conversion I've seen so far from a visual perspective (in Alberta at least). It preserves what makes the office building unique and beautiful while adding new elegant features, and there's no stupid f*cking squares on the facade. Amazing 🙏💯👌

The funny thing is they probably also saved a butt-load of money by not recladding the facade.
EXACTLY! Why change something that is already fine and pleasant for something that looks cheaper?

I also like how unusual this development would be if it was built today.

It's so simple, take a standard 25-foot residential lot and build a big box with 100% site coverage. It's like a FAR of 14. Built in the early 1980s, this was constructed on blocks with single family homes still remaining.

The modern mind of setbacks, engagement and shadowing can't comprehend - can anyone imagine if this exact building was built on any random 25-foot lot elsewhere in the city? Would be the most contentious thing ever built :)

Do I see spandrel that's not a hideous primary colour blending in seemlessly with the glass in the top left? I had no idea this was even possible due to Calgary developers opting for the most hideous designs imaginable. And where is the awful hardie paneling with metal easy trim? I thought that was mandatory for all current multifamily housing.
