A row of mid-century bungalows at the corner of 22 St SW and 33 Ave SW will soon give way for the development of 33 Courtyard by RNDSQR and 5468796 Architecture. The mixed-use, 6-storey, 70-unit, mid-rise residential block was proposed early last year, its application dating back to January 2018.

Since then, the project has been delayed owing to local resistance to the project, which has mostly hinged upon the usual issues of zoning, density, and height. This being said, the most recent news on our Forum, in addition to the arrival of an official website for the project, has sparked new hopes that it will not be long now before shovels are in the ground.

For now, however, area residents in Marda Loop will have to wait and see exactly how the development process unfolds. For despite local concerns, it is precisely this type of mid-rise development which is needed within inner city neighbourhoods in order to continue to grow our cities with an eye towards sustainability and equitable housing opportunities.

Especially so along major corridors, such as 33 Ave, mixed-use development of the type proposed here is highly appropriate given the location. The addition of ground floor retail, to say nothing of the influx of new residents, to be of great benefit to the local streetscape and neighbourhood walkability and health.
