Local developer RNDSQR is ready to make a move in Marda Loop with a six-storey, mixed-use project designed by Winnipeg's 5468796 Architecture. The development permit application for Courtyard 33 has been formally submitted to the City, outlining an intensification plan for an assembly of lands at 2240, 2236 and 2232 33 Avenue SW.

The development proposes up to 70 units across a building characterized by perforated exterior screens and angled glass walls. A list of design principles on the project's website, designed to keep residents informed as the planning process unfolds, references a desire to design a "building-as-public-art" that serves as a gateway to Marda Loop. The "human-scaled" building employs structural stepbacks sensitive to the scale and built form of the community.

The project envisions a "permeable building interface" complete with ground-level retail on 22nd Street and 33rd Avenue SW and an enhanced public realm street edge, all combining to create a pedestrian-friendly streetscape. The commercial retail frontage would extend deep into the building's heart, where a publicly accessible courtyard activates the space. Likened to an "urban living room," the unique feature invites local residents to mingle with their new neighbours.

An 85-stall parkade would be located underground, accessible via the rear lane, which would be peppered with micro-retail units. A residential mix of 28 one- and 42 two-bedroom units constitutes the interior program.
