Following the conclusion of demolition and site clearance work back in the summer, it appears that excavation is imminent at the future site of 11th + 11th. With the arrival of heavy equipment, it will not be long before a giant hole is opened up for the foundations of the Ramsay Worden Architects-designed 44-storey residential high-rise that will soon occupy (as the name suggests) the corner of 11 St SW and 11 Ave SW.

Driving speculation, the recent arrival of a shoring rig (below) highlights the possibility that it will not be long at all before excavation begins in earnest, the 369-unit high-rise development to continue the citywide density trend of recent years. Located between the Beltline and Downtown West End, within easy proximity to a number of neighbourhood stores, restaurants, and pubs, 11th + 11th will place its upwards of 550 residents within walking distance to many of the amenities that have made the Beltline one of the city's premiere destinations.

11th + 11th has replaced a small, nondescript commercial building, the major increase in density represented by the current development to bring a significant influx of pedestrian vibrancy and foot traffic to this relatively sleepy corner of the Beltline. Situated along a major bus route, commuters will be able to quickly make their way to and fro from the core.

The completed project will feature a glass tower placed atop a sizeable retail podium, facing onto 11 Ave SW, the addition to be a welcome one given the well-established commercial nature of this corridor. The podium will also include a small amount of rooftop green space, thereby helping to ingratiate the high-density development into the local streetscape.

SkyriseCities will be sure to return to to this project as progress continues. For more information, check out the associated Database file and Forum thread, and as always, feel free to join the conversation in the comments section below.
