A mixed use project in Calgary's Chinatown district has received approval for its land use amendment after three and half years of neighborhood consultations and permit processes. Calgary city council approved the land use application submitted by El Condor Lands by a vote of 8 to 1. The development permit for the proposal was already approved by Calgary's Planning Commission with a unanimous vote, but was contingent on the land use application being approved. With council approving the land use the project is now fully approved.

The Perkins + Will designed project was initially met with opposition from the community who feared the project was too large and wouldn't blend in with the distinct architecture of the neighborhood. In response to the concern, El Condor, in conjunction with Calgary based Hive Developments, made some adjustments and new plans were shown. While there was still some resistance - something that is typical in any new development - the new plans were much more positively received.

The three tower project is made up of two 28 storey residential buildings, combining for a total of 524 units and a 12 storey, 150 room hotel. It also includes 23 retail units, which will give a much needed boost to a part of Chinatown that has seen little development in recent years. The project also proposes underground parking for 476 vehicles and 376 bikes.

Given the high profile nature of the project, its approval no doubt means many will be waiting in anticipation for a construction start date.

SkyriseCalgary will be sure to return to this project as progress continues. For more information, check out the associated Database file and Forum thread, and as always, feel free to join the conversation in the comments section below.
